Dear Buyer, to ensure a seamless, safe, and exceptionally comfortable stay, as well as to maintain the pristine condition of our luxury estate, please strictly adhere to the following Access & House Rules:

Check-In & Arrival: Standard check-in is available from 4:00 PM onwards. Guests are kindly requested to provide their estimated arrival time at least 48 hours in advance to ensure a personalized orientation and key handover.

Check-Out: Check-out must be completed by 10:00 AM on the day of departure to allow our professional cleaning crew sufficient time to sanitize and prepare the villa for subsequent arrivals.

Security Deposit: A refundable security deposit of €500 is required upon check-in (payable via credit card pre-authorization or cash). This deposit will be fully refunded at check-out, following a damage inspection of the property.

Maximum Occupancy: The villa’s occupancy limit is strictly enforced. Unregistered guests, visitors, or outside commercial staff are not permitted on the property grounds or pool area without prior written authorization from the management.

Events & Gatherings: While the villa is ideal for refined relaxation, unauthorized parties, loud music events, commercial filming, or bachelorette/stag parties are strictly prohibited to respect the surrounding coastal neighborhood.

Smoking Policy: Villa Perla di Mare is a strictly non-smoking property. Smoking is permitted exclusively in designated outdoor areas, and guests must use the provided outdoor ashtrays.

Pool & Garden Safety: Glassware, bottles, and ceramic dishes are strictly prohibited in the immediate pool area (shatterproof pool-safe drinkware is provided). Children must be supervised by an adult at all times around the pool.

Pets: Small pets may be allowed strictly upon request and prior written approval from management during the booking stage. Additional fees may apply.

To ensure transparency and efficient management of our premium boutique villas, the following booking and cancellation terms apply to all reservations at Villa Perla di Mare:

Deposit & Payment Terms: A non-refundable deposit of 30% of the total villa rental amount is required at the time of booking to secure and guarantee your reservation dates. The remaining 70% balance must be settled no later than 30 days prior to your scheduled arrival. For bookings made within 30 days of arrival, the full amount is due immediately.

Standard Cancellation Terms:

Up to 30 days before arrival: Cancellations requested more than 30 days prior to the check-in date will result in the forfeiture of the initial 30% deposit. No further balance payments will be collected.

Within 30 days of arrival: Cancellations made within 30 days of the arrival date, as well as "no-shows" or early departures during the stay, are 100% non-refundable, and the entire reservation cost will be retained.

Reservation Modifications: Requests to change booking dates are subject to villa availability and seasonal rate adjustments. Date modifications requested within 30 days of arrival cannot be guaranteed and will be treated under the standard cancellation policy.

Force Majeure: In the highly unlikely event that the property becomes unavailable due to unexpected structural issues, extreme weather events, or circumstances beyond our control (Force Majeure), a full refund of all payments will be issued immediately, or a flexible voucher for a future stay will be offered.

Travel Insurance Recommendation: Because our cancellation policy is strictly enforced, we strongly advise our guests to purchase comprehensive travel insurance that includes trip cancellation coverage to protect against unforeseen medical issues, personal emergencies, or flight disruptions.
